What is your Elk Grove home worth?
Request a comparative market analysis (CMA) — a personalized review of how buyers are likely to see your home, prepared by Dan rather than generated by an algorithm.
What a CMA is — and isn’t
A CMA is an opinion of a likely price range based on comparable sales and the information available. It is not an instant valuation, an appraisal or a guarantee of a sale price or timeline. Nothing is calculated automatically when you send this form; Dan reviews your request and follows up personally.
What Dan considers
- Sales of your floor plan
- Where your builder repeated the model nearby, those sales come first. Dan then adjusts for elevation, lot, upgrades and condition rather than averaging across the neighborhood.
- Current competition, including builders
- Resales on the market and in escrow, and new homes nearby that a buyer might tour instead, with their incentives.
- Your property’s details
- Updates and when they were done, layout, lot position, system ages, solar and anything else that sets the home apart, for better or worse.
- Parcel costs
- Your special taxes and any HOA dues. Buyers include them in the monthly comparison, so they can affect what a buyer is willing to pay.
- Rural and large-lot properties
- With fewer similar sales, the analysis explains which sales were used and how acreage, outbuildings, well and septic were weighed.
Details that sharpen an Elk Grove comparison
You can mention any of these in the “Updates, features or questions” box. None are required, but each one helps Dan match your home with the right sales.
- Builder and model name, if you know them (often on original sales paperwork).
- Upgrades with approximate dates: kitchen, baths, flooring, roof, HVAC, water heater, windows.
- Lot features: corner, cul-de-sac, backing to a park or open space, pool, side-yard access.
- Solar: owned, financed or leased.
- Any additions or conversions, and whether they were permitted.
- For acreage: well, septic, outbuildings and approximate usable land.
1. Send the details
The address and a few basics are enough to start. Add any updates or questions you have.
2. Dan reviews
He looks at comparable sales and competing homes, and may ask a follow-up question or suggest a walk-through.
3. Talk it through
You’ll discuss a realistic range, what drives it and — if you’d like — what a selling plan could look like.
