Communities
Sacramento-area communities, county by county.
Practical guides for buying and selling in 20 communities across Sacramento, Placer, Yolo and El Dorado counties: which places are cities and which are unincorporated, how services and costs change across county lines, and what to check for a specific address.

How to use these guides
Start with the county, then the address.
A place name on a mailing address doesn’t always tell you who governs a home. Some well-known communities are cities, some are unincorporated areas run by the county, and Natomas is a community within the City of Sacramento. That decides who issues permits, which taxes and special districts apply and which utilities serve the property.
Each county overview explains those distinctions. Each community has a buying-and-selling guide and a guide for sellers, with address-level checks and links to the official agencies. Nothing here is a ranking or a market forecast. When you’re ready to look at a specific home, a comparative market analysis or a conversation about your search is the next step.
